All studios are completely self-contained with a private bathroom and kitchen. Fully move-in ready with no startup costs and fully renovated! This 30m² studio is located at the front of the building, offering a view of the garden and parking area.

Rental Options:

• Semi-Furnished (€1,025/month): Includes only basic furniture as listed below. The tenant must bring or purchase small household items such as plates, pans, cutlery, duvet, pillows, vacuum cleaner, iron, etc.
• Fully Furnished (€1,075/month): Includes both basic furniture and small inventory such as plates, pans, cutlery, vacuum cleaner, mop, coffee maker, kettle, etc. For hygienic reasons, pillows, duvet, duvet cover, fitted sheet, and towels are not provided, but can be purchased separately. Rent is all-inclusive.

Furniture provided by the landlord includes:

• 1 round dining table

Studio Layout

Central entrance with lounge area and access to elevators, stairwell, and floors. You can reach your studio floor by elevator or stairs. Entry with built-in closet, access to the bathroom and living area.

The studio features a wood-look herringbone PVC floor, ceiling spotlights, and blackout curtains. It has a modern, peaceful, and light interior that fits the green surroundings of the building. The low-maintenance and sound-insulating PVC flooring is easy to clean and helps minimize noise. As this is a studio, living and sleeping areas are in one space.

The living area has an open kitchen combined with the living/sleeping area. The white kitchen features a dark countertop, microwave/oven combo, 2-burner induction hob, sink with mixer tap, extractor hood, and fridge-freezer. A very neat and well-equipped kitchen.

The spacious bathroom with marble-look tiles has a hotel-style feel. It includes a sink with mirror, toilet, and walk-in shower.

Rental Conditions

• Income requirement: 2.5x the gross monthly rent, or a guarantor if not met
• Smoking and pets are not allowed
• Maximum 2 tenants per studio, only if in a romantic relationship
• Minimum age: 18 years
• Registration with the municipality (BRP) is mandatory

Included in the Rent:

• Base rent

• Gas, water, electricity (no individual meters; included in rent)
• Internet and TV (central connection for the whole building)

Not Included in the Rent:

• Waste collection charges, based on the amount of waste disposed of. A waste card is provided for underground containers. See the Gemeente Geldrop-Mierlo website for more info.
• Shared washing machines and dryers, bookable via the Miele app. Pay per use directly to Miele.

Cancellation:

• Rental can be terminated monthly, effective the 1st of the next month.
• The end date is specified in the rental agreement.

RENTAL TERMS:

• Maximum rental period: 6 months
• Deposit: 2 months' rent
• Rental contract ends automatically after the rental period
• Early termination possible – ask for conditions
• Rent includes: GWE, internet, TV, service charges, and gym
• Rent excludes: Municipal taxes, waste charges, laundry use
