Project The Pastorie
In the Eindhoven district of Woensel-Noord, tucked away on a quiet side street off the Oude Bosschebaan, you will find the former Vincentius à Paulo Church. Since 2007, this Catholic church has been fully redeveloped into a modern office building, now home to the RINO Zuid training institute. Behind the monumental structure lies the original rectory, which has been completely renovated. Authentic elements of the historic building have been preserved and tastefully complemented with a stylish new construction.
The original church was built in the style of the Bossche School: a traditional Dutch architectural movement known for its strict geometric proportions, horizontal lines, flat roofs, and robust details such as exposed lintels. These distinctive features have been thoughtfully incorporated into the design of the renovated rectory and the newly developed apartments. Each apartment is fully self-contained and equipped with a private kitchen and bathroom, offering residents a comfortable and independent living experience.

Location and surroundings
The apartments are located in a green, quiet residential area in Prinsenjagt, located in the Woensel - Noord district. This district offers a varied streetscape with both rental and owner-occupied homes and is inhabited by a diverse mix of seniors, young adults and working professionals.
Prinsenjagt is known for its lively atmosphere: residents regularly organize neighborhood activities and social initiatives such as street parties. Thanks to its favorable location, the district is popular with expats and professionals who work at Eindhoven Airport or the Acht business park. Starters also consciously choose this district because of the peace, the green surroundings and the proximity of all necessary facilities, without living in the middle of the hustle and bustle of the city center.


The building and the apartments
The residential project De Pastorie consists of two parts: on the one hand, the redevelopment of the original rectory into five unique apartments, where characteristic elements on the outside have been carefully preserved. On the other hand, the new construction at the rear, where six modern apartments have been realized, divided over three residential floors with two apartments per floor.
Each building has its own entrance. The main entrance leads to a central hall that leads to the staircase to the apartments. The five apartments in the renovated rectory building are rented out fully furnished, while the six new-build apartments are delivered furnished, including new floors and window coverings.

Interior and delivery
Although each apartment has a unique layout, they are all finished to the same high level of quality and use of luxurious materials. The finish is stylish and modern: fully furnished with sleek white plastered walls, a sound-absorbing PVC floor in wood look and neutral, blackout curtains.
Each apartment is independent and has an open kitchen in the living room and a private bathroom. The kitchen is finished in high-gloss white and equipped with all comforts, including ample cupboard space, a fridge with freezer, combination microwave, extractor hood, electric hob, sink and dishwasher. The bathroom has a walk-in shower, toilet and sink, finished with modern white wall tiles and an anthracite-coloured tiled floor. In addition, all apartments have underfloor heating for extra comfort.

Long stay: minimum rental period for the apartments is 12 months, after which it can be cancelled on a monthly basis;

Pets and smoking are not allowed in the apartments;
To qualify for an apartment you must meet the following conditions:
Minimum age 18 years;
Working or studying;
income must be demonstrable by means of an employment contract or pay slip;

Long stay: minimum rental period for the apartments is 12 months, after which it can be cancelled on a monthly basis;

Pets and smoking are not allowed in the apartments;

Rent increase
Once a year, the rent is indexed, or increased by the percentage set by the VROM ( Ministry of Housing, Spatial Planning and the Environment ) . The increase only applies to the basic rent. If the rent is increased, tenants will be informed of this at least 2 months in advance. The government announces the percentage in January or February. This can be found on the website www.rijksoverheid.nl .
Rent allowance
Because these are independent apartments with their own house number, it is possible ( depending on the personal situation ) to apply for rent allowance. On the website www.belastingdienst.nl you will find all information about the conditions and the application for this allowance.
